Holiday time

As July reaches its zenith, schools break up for summer, the streets go quiet, and our thoughts turn to the beach. It’s the perfect time to escape, too, because the weather is looking like it’s turning cooler and wetter.

And we could do with a break from all those gloomy headlines that began appearing after Rachel Reeves’s infamous Autumn Budget. Fortunately, though, throughout it all, the property market has remained remarkably resilient. And, the data shows that despite many commentators predicting a post-stamp duty rise cliff edge for the housing market, after no more than a minor slowdown, it is off and running again.
Buyers will be particularly happy at the moment, as they not only now have some of the widest choice of properties they have had for years, but at the same time, the cost of mortgages is falling and lenders are relaxing their criteria.

The increase in supply does mean, however, that sellers need to price their homes competitively in order to achieve a sale, and anything overpriced is likely to very quickly go stale.
In the rental market, summer is one of the busiest periods of the year, as many tenants start their search for new homes before autumn comes, new jobs and contracts begin, and the next academic year kicks off.
According to the latest data, rents are up again, but the rises are slowing and there is some wide variation between areas, especially in London. Supply levels, though, are still constricted as landlords sell up ahead of the Renters’ Rights Bill (RRB), and so there is still fierce competition for any available properties.
