Published: 01/06/2020 By Tam van WykThings are looking up - the sun’s shining, the birds are singing and it’s full steam ahead for the property market. And, after months of lockdown, many of us are desperate to move on. Before Covid, our homes were often just the place where we sought refuge after a hard day’s work. Now we are spending 24 hours a day there, crammed in with noisy children, pets and partners, all trying to work and study at the same time! It means we are looking at where we live with very different eyes and our priorities are changing.
Many are now searching for somewhere with a garden, others for a house with a home office and plenty more just want as much extra space as they can get their hands on. If you then add that to all those who had been waiting for clarity over Brexit and the election, that’s a substantial amount of pent-up demand and is why our phones have been ringing ever since the market reopened in mid-May.
We all need a bit of patience, though, because the process is a bit slower and more complicated than it was. At least temporarily. For example, there’s now quite a lot of preparation work to do before viewings to ensure everyone is kept safe and that social distancing is maintained. For rental properties, there are also existing tenants to consider, who may not want people traipsing in and out of the property. And, once your offer is in, there are also delays in getting mortgage valuations and surveys done. None of it is insurmountable, you just need to allow a bit more time.
The good news is, if you’ve got somewhere to rent or sell, it’s the perfect time to put it on the market. The fine weather will ensure your place looks as good as it ever will and, if you’ve got a garden, it should be in full bloom.
By next month, things would normally start to quieten down but under the circumstances, the busy spring period should extend well into the summer, especially since many of us will be foregoing our holidays. It won’t last forever and if you want to take advantage of the benign conditions you need to get busy.
Right, well, that’s all for this month but if you’re one of those who’ve decided it’s time to move on, please reach out to us and we'd be more than happy to help. Our contact details for each office are below.
